Property manager and HOA are cool and active in the community. Lots of improvements have taken place this past year. Most notably, the roads have been repaved with fresh asphalt and many horticultural alterations. The units are A little small, but the location and access to the mall/ beach/grocery stores/ freeway/ highway are prime. Itâs located in the most southwestern part of Oceanside. Almost Carlsbad LOL! You can be to Encinitas in like 10 minutes. Great place for anyone up -and-coming tryna make a name for themself

Been living here a month and nothing has really been that bad unless you have a car and drive to work. Good luck with parking after 8pm. We share one road with 4 other complexes so there is never parking on the street for guests or if you're a two car household. You get one parking space with the unit but there is no possibility to have 2. Even if you ask about purchasing a spot just to make it easier for everyone. No, not allowed. Wanna communicate with anyone about solving issues? No, we dont communicate here unless its with stickers that damage property. We could and have left a simple note in your windshield but now we place hard to get off stickers on your windshield and windows when we park in the unused space. No communication as to actually solving our problem just no you cant and we will damage your property if you try. Only trying park at night. So I can wake up everyday to go to work to pay for this shady apartment.

Do Not move here. You been warned. The positive reviews are fake. Not only is management hostile, so is the way they handle things. I REPEAT, save yourself the stress, DO NOT MOVE HERE. Looking for a fresh start, it isnt here If I could give less than 1 star I would. I wish I saw these reviews and asked around before moving here. I've lived here only a couple months and this has been by far THE WORST experience. The manager is awful, doesnt communicate and no help whatsoever. Unless she wants to enforce more problems to keep making matters worse, ignores issues and provides more. Everything breaks, the parking IS A NIGHTMARE, there's also a lovely cop that likes to come on our street we share with 4 other apts handing out tickets and pulling people over to fill their quota.....but of course they dont tell you this. And if you happen to come home and there is no parking GOOD LUCK cause if you find an empty spot no one uses, they proceed to destroy your property and car in the process. Or THREATEN you. Because we know that offers great quality of life. I have never experienced so many issues in a small fraction of time... New addition. We get fines for watering plants! Also ABSOLUTELY INFESTED with pests. Ants rats, all the bugs and problematic neighbors because its just one big circle of issues and negativity here. There is no solutions only problems here. They also closed the pool because people were having fun and using it. So we cant have happy people here by any means. No fun no peace. It's not allowed. Also the responses are pointless, they're no help. If you value your peace, DO NOT MOVE HERE, IT IS NOT WORTH IT. There is no hope or fresh new beginnings here. Ive seen people move out all the time. This place should be ashamed with how they treat the property and the tenants.

The HOA is very slow to fix common area issues, like the main entry gate that has been broken for a while and because of that you have to stop you car and enter a code manually at the walking entry because remotes wont work. Theres is always dog poop that some tenants dont pick up. Theres strong smell of marijuana everyday even though the rules of the place dont allow for smoking in the facilities theres a bunch of junkies living there and smoking weed very frequently, not a family friendly place. There has been damage to some tenants garages due to some breaking in attempts. Hot and running water issues every now and then. And basically all the issues are very fixable but the HOA is very incompetent to respond to calls/emails or fix problems timely.
